Kuykendahl Road Multi-Family Development
The Kuykendahl Road Multi-Family Development is a two-phase residential apartment project located at 16110 Kuykendahl Road, Houston, Texas. The development encompasses approximately 5.4 acres and delivers a total of 138 residential units with over 131,000 SF of rentable area.
The project was intentionally planned and executed in two distinct phases, enabling early activation of Phase 1 while refining scope, cost, and delivery strategy for Phase 2. Phase 1 consists of 57 units across 10 buildings, while Phase 2 delivers an additional 80 units across 4 buildings, with an estimated 18-month construction duration.
From the outset, the project emphasized governance-led execution, integrating design development, permitting progress, BIM-based site coordination, and financial forecasting into a single management framework. A comprehensive 5D project management plan was developed to align scope, schedule, cost, and profitability throughout the lifecycle.
xPM's Role
xPM served as the owner-side project governance, design-build management, and project intelligence partner for both Phase 1 and Phase 2. xPM developed the comprehensive project management plan, governed design and permitting progress, and implemented BIM-based site management, including issue tracking and RFIs through BIM 360. xPM produced monthly cost control reports, cash-flow tracking, and forward-looking project forecasts, enabling informed decision-making across phases.
