The Ultimate Leander Mixed-Use Development is a 20-acre, transit-oriented mixed-use project located in Leander, Texas, positioned within a rapidly growing residential and employment corridor with direct access to regional transportation infrastructure and future TOD planning frameworks.

From the earliest stages, the project was approached as a market-driven, phased mixed-use development, rather than a predefined real estate program. Extensive capital market research and local demand analysis were conducted to determine the optimal mix of residential typologies, unit sizes, density, and ground-level commercial uses aligned with Leander's evolving market conditions and zoning framework.

Multiple development scenarios were evaluated, including townhomes, stacked flats, condominiums, and neighborhood-scale commercial components, resulting in a balanced program of approximately 264 residential units and ground-floor retail, distributed across T4 and T5 zoning contexts. Unit mix, floor plate efficiency, and product positioning were refined to maximize absorption, financial feasibility, and long-term value.

xPM's Role

The project required complex coordination across zoning, rezoning, platting, easements, transportation impact analysis (TIA), utility planning, and city approvals, all managed within a structured governance framework. The result is a fully integrated, entitlement-driven mixed-use master plan designed to protect capital, reduce execution risk, and support long-term community value creation.
