San Marcos Industrial Park (Hampton Business Park) is a 72.75-acre, master-planned industrial and commercial park located along the I-35 Texas Innovation Corridor, one of the fastest-growing logistics and employment corridors between Austin and San Antonio. The site benefits from direct interstate frontage, regional accessibility, and proximity to major employers, distribution hubs, and retail anchors drawing more than 14 million annual visitors to the San Marcos market.

The development is structured into three strategically phased site development programs, enabling capital recovery, risk-controlled execution, and flexible exit strategies. Upon full build-out, the project supports approximately 612,930 SF of industrial and commercial construction, with an estimated total stabilized market value of ~$173M across all phases.

xPM supported a scenario-based development strategy, evaluating multiple sell-vs-develop options at the tract level to maximize IRR, reduce upfront capital exposure, and preserve long-term asset value. Annexation, zoning, and utility capacity approvals were secured with the City of San Marcos, while site development permitting and construction documentation advanced toward issuance.

xPM acted as the owner-side development, governance, and project intelligence partner from opportunity evaluation through entitlement, design, and phased execution planning. The project demonstrates a governance-led, capital-efficient industrial development model, aligning entitlement progress, phased infrastructure investment, and market-responsive deployment rather than speculative build-out.
